Ideal Home Selling Timeline

So, you’re planning to sell your home. That’s great! I have some good news for you: you can have a significant effect on how quickly your home sells, and whether it sells for top dollar. The bad news is, the process can be a lot of work.

I’m here to help throughout the home-selling process. Although every home – and every seller – is different, here’s how we would get a listing ready for market in a perfect world:

1 to 6 months ahead

  • Have a staging consultation to help decide what to do and what not to do to get ready to sell the home.

  • Complete your deferred maintenance list, which includes things like repairs, new paint, new carpet, etc.

1 month ahead

  • Have exterior photos taken

  • Launch “Coming Soon” advertising

  • Put a sign in your yard if allowed

1 to 4 weeks ahead

  • Advertise through Facebook, Zillow, and local Realtor groups

2 weeks ahead

  • Complete professional staging

  • Get home professionally cleaned

  • Take interior professional photos

1 week ahead

  • Send post card sent to advertise Thursday wine & cheese reception and Sat/Sun open houses

First week on the market

  • Tuesday: Go on the market!

  • Thursday: wine & cheese open house

  • Saturday: open house

  • Sunday: open house

  • Monday: 5pm offer deadline

This timeline gives you the best opportunity to get the most out of your investment. Of course, selling a house rarely goes exactly as planned. Regardless, the smart strategy is to start with the ideal situation – and then deviate from it as little as possible.
