So, you’re planning to sell your home. That’s great! I have some good news for you: you can have a significant effect on how quickly your home sells, and whether it sells for top dollar. The bad news is, the process can be a lot of work.
I’m here to help throughout the home-selling process. Although every home – and every seller – is different, here’s how we would get a listing ready for market in a perfect world:
6+ months ahead
Hire your selling agent
Sign agreement
Come up with a game plan
1 to 6 months ahead
Have a staging consultation to help decide what to do and what not to do to get ready to sell the home.
Complete your deferred maintenance list, which includes things like repairs, new paint, new carpet, etc.
1 month ahead
Have exterior photos taken
Launch “Coming Soon” advertising
Put a sign in your yard if allowed
1 to 4 weeks ahead
Advertise through Facebook, Zillow, and local Realtor groups
2 weeks ahead
Complete professional staging
Get home professionally cleaned
Take interior professional photos
1 week ahead
Send post card sent to advertise Thursday wine & cheese reception and Sat/Sun open houses
First week on the market
Tuesday: Go on the market!
Thursday: wine & cheese open house
Saturday: open house
Sunday: open house
Monday: 5pm offer deadline
This timeline gives you the best opportunity to get the most out of your investment. Of course, selling a house rarely goes exactly as planned. Regardless, the smart strategy is to start with the ideal situation – and then deviate from it as little as possible.
